What makes land “powered”?
Acreage near a transmission line isn't a powered site. Here's what we underwrite before we call land powered — and why each item moves the energization date.

“Powered land” gets used loosely. A parcel next to a high-voltage line can still be years from delivering a megawatt. For an AI or HPC operator, a site is only as good as the date its power turns on — so that's where our underwriting starts.
Deliverable capacity, not nameplate
The question isn't how much power flows past a site. It's how many megawatts can be delivered to it, on what schedule, and under what conditions. That means understanding existing substation headroom, what upgrades the utility will require, and whether capacity arrives in one block or in phases.
A credible energization date
Timelines vary enormously. Across recent Belisari transactions, energization has ranged from a few months to about a year. The difference usually comes down to how much new infrastructure stands between the site and the grid.
Voltage and the path to the fence
Distribution-level service can suit smaller loads; larger deployments typically need transmission-level interconnection and a dedicated substation. The voltage class sets the equipment, the permitting, and much of the schedule.
The rest of the checklist
- Water for cooling — or a design that doesn't depend on it
- Fiber routes and latency to the markets that matter to the operator
- Zoning, permitting, and local support
- Title, access, and site geometry that fit the facility
Each item can add months. We underwrite them before a site is listed, so operators aren't discovering them in diligence.
