Fiber connectivity report
Know the fiber
before you commit.
Power is only half of what makes a site viable. Pick any parcel in the US and we'll tell you which carriers have route in reach, how far each tier of the network is from the boundary, and what a lateral would cost to build.
What you get
The analysis we run on our own deals.
- 01
Every carrier in range
Not just the closest route. We read all twelve fiber tilesets around the parcel and list each distinct carrier, so you can see whether there's real route diversity or a single provider with pricing power.
- 02
Tiers measured separately
Longhaul, regional, metro backbone and metro are different products. Each is measured from your parcel boundary — not its centroid — and reported with the carrier that owns it.
- 03
Lateral build estimates
What it costs to reach each tier, using buried construction rates from the Fiber Broadband Association's annual cost survey, plus an entrance cost that reflects how much harder a longhaul splice is than a metro tap.
- 04
Maps you can hand over
A satellite view of the parcel with routes overlaid, and a regional view showing the whole search area with existing data centers marked.
- 05
Branded PDF
The whole report exports as a Belisari-branded PDF, ready to drop into a diligence pack or send to a counterparty.
How it works
Three steps, no account.
- 01
Pay for one report
$50 by card. You'll get an email with a private link the moment the payment clears.
- 02
Pick your parcel
Open the link, search an address or zoom to the site, and click the parcel. We pull the boundary and ownership from national parcel data.
- 03

Questions
What this is, and isn't.
- Where does the fiber data come from?
- Belisari's own fiber route tilesets, covering longhaul, regional and metro plant across the US. It's the same data we use when underwriting our own transactions.
- How accurate are the build estimates?
- Construction costs use the Fiber Broadband Association / Cartesian annual deployment cost survey, which is industry data rather than our guesswork. Entrance costs — splice, cross-connect, carrier engineering — are Belisari estimates, and the report says so. Treat the whole figure as planning-grade, not a quote.
- Does a route on the map mean I can buy service?
- No, and the report says so plainly. Carrier presence tells you what's physically near the site; whether they'll sell you capacity, and at what price, is a conversation with the carrier. This report is how you start that conversation knowing who to call.
- What if my parcel has no fiber nearby?
- You still get the report, and that's a real answer worth knowing before you commit to a site. We show the nearest route in every tier within fifty miles, so you'll see exactly how far away the problem is.
- Can I run more than one parcel?
- Each purchase covers one parcel. If you're looking at a portfolio, email jameson@belisari.com and we'll sort out something sensible rather than making you buy them one at a time.
